A Landmark Partnership and Proof of Concept for Coury Hospitality

Hotel Vin, a Coury Hospitality-led development in collaboration with the City of Grapevine, is a 120-room boutique hotel redefining luxury and wine-inspired hospitality in the Dallas-Fort Worth region.

Hotel Vin Case Study Summary

Hotel Vin, which opened in September 2020, serves as the centerpiece of Grapevine, Texas’s dynamic mixed-use development. As a proud member of Marriott’s Autograph Collection, Hotel Vin has achieved remarkable success despite the challenges posed by the Covid-19 pandemic. This boutique hotel boasts 120 oversized guest rooms, a signature full-service restaurant, banquet and meeting facilities, a rooftop lounge, two speakeasies, and direct access to Harvest Hall—a 22,000-square-foot food hall.

Coury Hospitality spearheaded the development, collaborating closely with the City of Grapevine to align with the city’s thriving identity as a premier Dallas suburb. Hotel Vin not only represents a milestone in Coury Hospitality’s growth strategy in Texas but also serves as a proof of concept for wine-focused boutique hotels.

Findings

Over decades, the City of Grapevine has evolved into one of the most desirable bedroom communities in the Dallas-Fort Worth area, celebrated for its rich wine heritage and strategic location as the first stop on the TexRail line from DFW International Airport. Recognizing the potential of the Main Street and Dallas Road intersection, the city prioritized a high-end hotel to anchor its vision for the area.

Simultaneously, Coury Hospitality was scouting Texas for its next development opportunity. This alignment led to strong public support for a boutique hotel, driven by a trusted developer, owner, and operator. The result was Hotel Vin—a property that seamlessly delivers the elevated product, service, and amenities desired by the city and its residents.

Implementation

Coury Hospitality served as the lead developer, pre-opening consultant, procurement manager, and hotel operator for Hotel Vin. The company worked closely with architects, engineers, designers, and contractors to deliver a property at the forefront of design and technology. Additionally, Coury Hospitality facilitated all brand agreements and negotiations with Marriott International, ensuring a seamless integration with the Autograph Collection.

As part of the public-private partnership, Coury Hospitality secured key incentives and designed the hotel to include space for the city’s Convention and Visitors Bureau. Complementing the project, the city constructed a multi-use parking structure that connects to the hotel, further strengthening the partnership and enhancing the area’s infrastructure.

Results

Hotel Vin opened amidst the unprecedented challenges of the Covid-19 pandemic yet has emerged as Coury Hospitality’s most financially successful project to date. It has become a beloved destination for Dallas-area residents and travelers alike. Its strategic proximity to DFW International Airport has driven consistently high weekday occupancy rates, with minimal impact during shoulder nights.

In its first 12 months, Hotel Vin achieved a RevPAR penetration of 161.8% and a GOP margin of 17.08% within just three months of opening. Showcasing the region’s wine heritage, the hotel offers one of the country’s most robust wine programs, featuring glass-to-varietal instruction and educational experiences.
Hotel Vin has become a pivotal proof of concept for Coury Hospitality, solidifying its expansion goals in Texas. This success also inspired the launch of the Hotel Vin Collection, with the next property set to open in Rogers, Arkansas, in 2027.
